Sarasota Harbor East and West

Sarasota Harbour East and West are twin developments dear to the hearts of old-timers in Southwest Florida’s property sector for a very special reason. Their establishment counts among the first wave of condominiums to be built in Florida after the state’s approval of the Condominium Act in 1963. This landmark legislation eventually led to a bonanza in condo sales, which helped shape the market that we know today.

The Sarasota Harbour condos are located on the northern half of Coon Key at the western end of John Ringling Causeway, which links Lido Key and St. Armands with downtown Sarasota. These residences were developed specifically for age 55-plus condo buyers.

Basking on the Bay’s Glory

The first to be built were those at Sarasota Harbour West which were constructed in 1963, consisting of about 90 residences. This first batch of Sarasota condos for sale occupy four three-story, concrete and stucco buildings laid out on the block of 761‒767 John Ringling Boulevard backing up to the scenic waters of Sarasota Bay.

The subsequent market success of this pioneer condo venture was followed up by the development of the Sarasota Harbour East on the adjacent block of 771‒777 John Ringling Boulevard. Developed in 1965 with 80 residences, this eastern parcel also consists of four three-story residential structures. Sarasota Harbour East though is a separate entity and with an HOA different from its western neighbor.  

The condos of Sarasota Harbour East and West are prized for the superb water views from their residences. Resident snowbirds easily fall in love with these condos, as sunshine during wintertime is dominantly from the south behind the residential buildings and makes the views of Sarasota Bay even more dramatic.   

Abundant In-house Facilities

Sarasota Habour’s complex has private boat docks with easy access to the bay, and that are on deep water channels. Facilities for kayak storage are available, too. Both complexes also have swimming pools and clubhouses, along with well-maintained landscaping.

These two condominium developments also have a robust seawall with an extensive sidewalk, which is ideal for walking and jogging. Occasional sightings of dolphins and manatees from the complexes’ seawall further add to the charm of the condos for sale in Sarasota Harbour East and West.

Worthy Wait for Rare Gems

Some patient watch on the MLS of Sarasota condos for sale may be needed, however, to score a deal in either of these two condominium complexes. Many of their residential owners tend to hold on to their properties for the long term, given the winsome features and prime location of Sarasota Harbour East and West.

In 2016‒2017, market activity in these condo complexes were posted on just four residences priced in the $300s‒$400s range. All of these are two-bedroom condos with living areas of between 800 and 900 square feet.

Besides their attractive price points, the marketability of these condos is further enhanced by various life and leisure centers just nearby. These local attractions include the chic commercial hub of St. Armands Circle only a short distance west of the Sarasota Harbour, in addition to the lifestyle centers of downtown Sarasota east just across the Ringling Causeway.
