Though it is composed of just eight residences, Regent Court on Longboat Key is reputed as one newsmaker of a community. This reputation is truly well-earned even among the most seasoned players in the Florida real estate market.

Some of the premier homes on the west coast of Florida are after all in this community. These Regent Court luxury homes are rarely available in the market, making headline news whenever one listing appears and inevitably lands a buyer.

This community’s lofty market status owes much to its prime gulf-front location within the gated confines of the Resort at Longboat Key Club. Just as uplifting, Regent Court homes face eastward to the well-manicured greens and fairways of the Links on Longboat (formerly known as Islandside), the Resort’s 18-hole golf course.

 

Providential Development

Serendipity played a hand in the development of the Regent Court property. Its acreage was supposed to be developed as part of the Beaches community adjacent south of it. The Dutch pension fund, which was developing the Beaches around the early 1980s, was planning to build four buildings in the community.

Only one was built, however, because the fund had some financial issues. The fund then sold the Regent Court property to a Longboat Key developer, Bill Boyer, who platted it into first-rate, estate-sized lots for single-family homes. 

Boyer, also the developer of Longboat Key communities Harbor Court, Harbor Oaks, and Corey’s Landing, built a spec home on the northernmost part of Regent Court, adjacent to the Privateer community. The rest of the parcels were put on the market and were bought individually, with the last sold sometime in the early 1990s. The pricing of these vacant lots in those years, somewhere in the $1.8‒$2.2 million range, highlights the prime value of Regent Court homes for sale.  

 

Custom-built to Perfection

The first owners of these properties made sure that they’ll enjoy to the fullest Regent Court’s amazing beachfront location allowing spectacular sunset and golf course views. They contracted their own architects and had their homes custom-built to the property’s marvelous setting.

Although opportunities to buy Regent Court homes come rarely, a closed deal here makes news and sets record in terms of value. Such a transaction frequently serves too as a bellwether to the health of the luxury home market.

 

Sale for the Record Books

The last time that a home was sold in this community was in 2011. It landed in the record books and in the news media as the top sale for the year. This sale involved 12,095-square-foot, two-story home with six bedrooms and seven bathrooms. Sitting on 1.3 acres and 150 feet of secluded private beachfront, this residence was bought for a cool $12.5 million.

Can Regent Court pull a repeat soon? Pretty likely, as one of its luxury homes with a $10-million price tag was put on the market sometime October 2016, bidding to make some news again.
