Longboat Key, Florida | July 31st, 2018 – In the past month of July, our Judy Kepecz-Hays team again has been fortunate to experience first-hand just how vibrant the luxury residential property market is in our Sarasota home area. Around the middle of last month, we listed a Florida coastal contemporary style residence at the bayfront Sapphire Shores in the prestigious Museum District of Sarasota.
This listing of ours at 300 Ringling Point Drive, priced at $2.7 million, is one of the prime choices in this historic community just north of downtown Sarasota. The strong buyers’ activity in Sapphire Shores during the past 12 months (10 properties sold based as per Sarasota MLS records) makes us optimistic about the market prospects of this newly available property.
A Ringling Masterpiece
Prospective buyers of luxury dwellings indeed could easily be won over by the glitter and glamor of Sapphire Shores. No less than circus magnate John Ringling developed this community during the late 1920s Florida real estate boom. This he did after building his mansion, the Ca’ d’Zan, just north of Sapphire Shores.
Ringling also developed a basin off Sapphire Shores which served as harbor and turn-around for his yachts. Notably, our Ringling Point Drive sales listing sits right off this very basin which now serves as a scenic backdrop to one of the prettiest Sarasota bayfront communities—Sapphire Shores.
All the 13 original houses of this neighborhood remain up to today and thus contribute much to the charm of Sapphire Shores. Ringling’s friend were the former owners of these residences which were built when deed restrictions limited home construction in this community only to those designed in the Italianate, Mediterranean or Moroccan architectural styles. These deed restrictions though were lifted later, and as a result, the home designs at Sapphire Shores have become more varied, with Florida ranch houses and bungalows added to the mix.
In recent years, some new residences have been constructed in this community, in addition to plenty of renovations on existing dwellings. An entire new neighborhood is also rising in the Sapphire Shores area—the Bellora Houses of Indian Beach—which is platted for 23 lots. This project is located on Bellora Way just a short distance south of our team’s Sapphire Shores sales listing.
Abundant Local Amenities
Besides its coveted bayfront site, Sapphire Shores’ market presence is enhanced by its proximity to the arts and culture attractions of Sarasota and to the commercial centers in the downtown area as well as St. Armands. Closest to this community are the Ringling School of Art and Design, the campus of the New College of Florida, and the John Ringling Museum.
The bayfront stretch at Indian Beach south of Sapphire Shores provides marvelous sunset views. Even nearer, Sapphire Shores’ residents are walking distance to Sun Circle Park fronting the basin developed by John Ringling. This park, which features a children’s playground, also serves as a venue for community activities like art shows.
The Sarasota Jungle Gardens is another nearby point of interest. It draws visitors and residents alike with its extensive collection of plants and exotic animals, including its signature pink flamingos. Close by as well is a mini golf facility, Smuggler’s Cove Adventure Golf, wherein there is an exhibit of live alligators close to its 18-hole course. East of Sapphire Shores, matches on Frisbee golf can also be enjoyed at the North Water Tower Park touted as one of Sarasota’s best courses for Frisbee golf.
We certainly look forward to showings of our team’s newest sales listing in Sapphire Shores that surely is a gem of the Sarasota bayfront. Visits here truly come as a welcome treat, and much more so for the many who chose to live in this historic community.
