A house model in this community is already sales-listed on the Longboat Key real estate market. This sales listing on 6840 Longboat Drive is designed with three bedrooms, three baths and a half-bath within a floor area of 2,904 square feet.


This residence notably matches the Coastal Contemporary style and the square footage of our team’s Reclinata listing, which has a floor plan of 3,070 square feet good for four bedrooms, three baths and a half-bath. Price-wise, both sales listings are positioned in the luxury market segment at price quotes within the ballpark of $1.5 million.


The developer of the Preserve at Longbeach is fielding a variety of floor-plan designs in this project. The residences are being offered to include designer finishes, private elevators and swimming pools. To entice boat-loving house buyers, the garages of residences at the Preserve are set large enough to accommodate two cars and a boat. Leaseback options are available too for the model houses in this community.


Banyan Beach Neighborhood


The other new Longbeach neighborhood is Banyan Beach, which is a project of Anna Maria Island-based Mason Martin Builders. Its site spreads west of Longboat Drive South, only a block north of the Preserve at Longbeach.


This Mason Martin project is set for just seven residences with their orientation providing unobstructed views of a native Florida tropical landscape and marvelous sunsets. Designed with privacy, spaciousness and outdoor living as part of their theme. The Banyan Beach house builds are designed with over 2,000 square feet of floor space, large decks and backyard pools to capture that coveted coastal Florida lifestyle.


Prior to this project and the Preserve at Longbeach, Conrad Beach was the last neighborhood of single-family residences that was developed in Longboat Key. Located west of Gulf of Mexico Drive, the Conrad Beach neighborhood was established in 2000. This community consists of 27 houses in the quadrant bordered by Firehouse Road, Broadway Street and Firehouse Court. There is a new build here currently sales-listed at $1.35 million, featuring three bedrooms, three baths and a half-bath within a floor area 2.610 square feet.
