Our Market Mood Upbeat as 2017 Heads for the Homestretch

Our Market Mood Upbeat as 2017 Heads for the Homestretch - Judy Kepecz-Hays Selling Luxury Real EstateLongboat Key, Florida | November 7th, 2017 – Moving onward to the last two months of 2017, the Judy Kepecz-Hays team remains upbeat even though residential sales in Sarasota and Manatee slipped in September mainly due to back to school preparations and business disruptions brought by Hurricane Irma.

Our optimism on near-term market prospects has been bolstered by the sale of one of our listings at the upscale Lido Key condominium, The Beach Residences. The deal on this condo was closed on November 1 at $4.45 million, a 10-year record high sale in this property. This residence features three bedrooms and three full baths within its living area of 3,964 square feet.

Still available in this Ritz-Carlton-managed building is our fairly new listing of a condo with a floor space of 2,019 square feet designed with two bedrooms, two baths and a half-bath. It has a tag price of $1.825 million, and we listed it on the market in late August.

Kudos for the Region
Our Market Mood Upbeat as 2017 Heads for the Homestretch - Judy Kepecz-Hays Selling Luxury Real EstateThe market prospects looks bright for condos in the mold of the upscale Beach Residences, as the Manatee–Sarasota area continues to reap excellent marketing mileage. The well-reputed magazine National Geographic recently recognized our region as one of the 25 U.S. places wherein “Americans are living their best lives.”

A bestselling author of the magazine, Dan Buettner, engaged social scientists of Gallup to come up with a set of parameters to measure happiness levels. Based on such factors as financial security, vacation time, healthy eating and civic engagement, the North Port–Sarasota–Bradenton metro emerged 14th in happiest U.S. cities listing of National Geographic.

LBK Resort Affirms Stellar Ranking

In a separate rating, the Resort at Longboat Key Club has also affirmed the excellence of the life and leisure services that it provides in the island. This popular island resort was recently ranked as Florida’s No. 5 in the 2017 Readers’ Choice Awards of New York-based media company Conde Nast Traveler. For the 2017 awards, readers notably voted on a record-breaking 7,320 resorts and hotels.

Besides its 223 luxury suites, the Longboat resort features plenty of five-star amenities. These include 45 holes of golf and tennis gardens plus a spa, fitness center and the workout facility Mind & Motion Studio.

The resort club also hosts the Longboat Key Club Moorings, the largest resort marina on the Florida west coast and ranked as one of the top 25 marinas in North America by Power and Motor Yacht Magazine. Additionally, the landmark Longboat resort has been named as an AAA Four-Diamond resort for the 36th consecutive year. It was likewise ranked previously as the world’s sixth-best tennis resort by Tennis Resorts Online in 2017.

Open Houses on the Calendar

All these recognition certainly help in marketing residential properties on Longboat Key, particularly those right within the resort complex. Surely, our Judy Kepecz-Hays team will have plenty to share with prospective buyers in the open houses we’ve scheduled this November. These house showings include some properties located within the gates of the Longboat Key Club, one of which is a three-bedroom single-family residence at Sabal Cove.
