Echelon on Palm is the newest high-rise luxury condominium at the southern stretch of what locals refer to as the Marina Row along the downtown Sarasota bayfront. Set as an 18-story tower, its construction started in early 2016 with completion expected in 2017.
This condominium occupies a one-third acre site which combined the parcels of 624 South Palm Avenue and 621 Gulfstream Avenue, which were formerly occupied by two vintage bed and breakfast inns. Echelon on Palm is the first Sarasota venture of its developer, the Naples-based Ronto Group, which has earmarked an estimated $50 million for this condominium project.
While a newcomer in Sarasota, Ronto boasts of more than 40 years’ track record in real estate development in Florida’s east and west coasts. An award-winning developer, this group has built over 10,000 residential condos and 2,000 single family houses. Its previous projects also included the development of shopping centers and a resort hotel. The general contractor for Echelon on Palm is BCBE Construction, also an award-winning company based in Naples.
A Glamorous Tower
Striking in its contemporary architectural design, Echelon on Palm is an exciting addition to the Marina Row. Its advanced coastal construction and extensive use of glass walls provide a further touch of glamor to the downtown Sarasota bayfront.
The Echelon tower is designed with multiple terraces that allow residents breathtaking views of the city skyline and Sarasota Bay. In addition, the condominium sports a sprawling rooftop terrace which not only offers the panoramic vistas unlocked in the property’s superb downtown location. Great for socials, it also offers lounge areas and an outdoor grill.
The condominium’s third floor offers even more amenities. The facilities here include a clubroom complete with a bar. In addition, it provides a fitness center equipped with cutting-edge paraphernalia, plus a yoga terrace, a pool and spa, and a well-furnished lounge deck featuring a bar and an al fresco grill.

Given the superior features of this condominium, all of its 17 residences have been pre-sold even prior to the Echelon’s completion. This strong market reception is hardly surprising as each of these condos have been well-designed and could easily win the hearts of prospective buyers.
Fifteen of the Echelon residences each have an entire floor with its own private elevator entry. These condos occupy floor areas measuring 4,155 square feet, featuring three bedrooms, four baths and a half baths. Priced at around $4 million tops, these residences flaunt 11-foot ceilings and other high-end finishes that fully reflect all the trappings of luxury living.
Also proving to be a fast seller is Echelon’s lone half-floor condo which features a floor plan of 3,079 square feet and quickly landed a buyer with its tag price in the $2 million range. The Echelon’s one-and-only townhouse priced at $3.1 million has likewise drawn an alert buyer. This residence is no doubt an irresistible market gem with its 4,400-square-foot living area with a flexible loft/office space and a walk-up access from Gulfstream Avenue just across the bayfront.
